HOW TO SELL YOUR PROPERTY WITHOUT AN AGENT
Congratulations on taking the first step to selling your property and saving money!
Preparing your advert: Concentrate on your property's selling points.Try to make your property appealing to as many people as possible while keeping the description accurate.Have a look at similar property adverts to yours, see how your property measures up.Put the plot and build size in the advertisement also if you are on an urbanizacion give a rough idea of community fees payable.Consider the location of your property, how close to amenities is it and what those amenities are.Whether you are selling it fully furnished, part furnished or empty. Are you selling it with extras? satellite tv, landline telephone, internet connection, air conditioning etc.
Pictures Make sure the pictures are good quality and well lit.Tidy away clutter and arrange the furniture to show each room to its best advantage. If there seems too much furniture in the room take one or two pieces out for the picture as this will make small rooms appear larger.Try to get as much of each room in the shot as possible.Take pictures of both the interior and the exterior, also the communal pool.
How will my property be marketed effectively? Your property will be seen by a wide audience through a variety of mediums used by Buyspaindirect to market your property. As well as having your property on the internet through our own site, they will also be linked to other property websites and search engines internationally. We also have a copy of your property advert in portfolio form which our staff present at property exhibitions throughout Spain,UK and Netherlands. We also advertise on local radio stations, through local business, golfing societies,ramblers/walking clubs and our sister sites www.rentspaindirect.co.uk and www.rentspaindirect.com. Our aim to capture as many potential buyers as we possibly can to get your property on the move.As property owners ourselves here in Spain it is in all our interests to help get properties sold in an already slow market without commission fees holding us back.
Initial enquiry: Reply to the enquiry as quickly as possible responding to any questions clearly and accurately.Offer to send extra photos of the property.
With your contact details showing on your listing you will have buyers calling you direct unless you ask for us to handle the initial contact to help prevent spam and canvassers, they will no doubt ask questions but there is only so much they can learn via a telephone call or email.
Arranging a viewing: Be friendly and open when potential buyers make contact, any property needs viewing and you will not sell it over the telephone. Try to get a date and approximate viewing time early in the conversation. After all you want them to view your property, so between you arrange a mutually agreeable date. Remember they may live in Spain, but they may live anywhere and most likely have to travel, so helping with good directions etc will install them with a level of confidence.
Maybe help with local accommodation if your potential buyers are travelling a distance, they will appreciate such help and it will give them the opportunity to check out the area.
By buying direct from you they will also be saving money, so its good news for both seller and buyer.
The Viewing: If you are doing the viewing yourself, have a friend or partner with you for safety(after all you are letting a stranger into your property) it goes without saying to prepare your property for the viewing, both inside and out. Un-clutter and tidy.Open the windows and shutters to air the property, tidy the garden if it needs it, maybe add some fresh flowers in a vase on a table.Double check everything works and the property looks its best before your potential buyers arrive.
You are the best person to sell your property as its yours and you will be a wealth of information to your potential buyers for any questions they may have.
Be friendly, open and informative with them without being pushy or at worst desperate.State your propertys good points and ensure your answers are accurate. If your not sure about something say so,honesty is definately the best policy and this will inspire confidence.
When showing the potential buyers around your property usher them into the rooms first and just hover in the background for any questions they may have.If you feel comfortable allow them to wander through the property alone after,so they have the opportunity to discuss the property.
Accepting an offer: Only you know what price you are prepared to accept for your property.Obviously you will be offered ridiculously low amounts from some viewers to start but if someone offers you a fair price is it worth losing a sale over a small amount if its near to the price you want......Also most people like to think they have haggled the price therefore are getting a bargain. They are anyway, as you are selling the property yourself with no commission payable.
Taking a deposit: We strongly recommend you engage the services of a lawyer from this point on if you have not done so already. If the viewing goes well and the offer is acceptable to you, you can then negotiate a deposit. The amount is entirely up to you but should be no less than €2000 for serious interest. You can then tell them that you will pass the deposit to your lawyer to show that you will be proceeding with the sale in a professional manner. The deposit can then be released to you when their lawyer has contacted yours to proceed.
